Heidi – the heart and soul
No vacation story is too small for her. She knows every corner of Bad Kleinkirchheim and loves to share her favourite spots that you shouldn’t miss.
Josef – the all-rounder
Whenever a repair is needed, Josef is on it. He keeps tools and the garden in order and makes sure everything runs smoothly – from the lawnmower to the house technology.
Brigitte – the hostess with an overview
At the reception, during breakfast, online and offline – Brigitte keeps everything in view. With warmth and attention to detail, she ensures your holiday is completely enjoyable.

A short chronology of our house
In 1976, Heidi and Josef Kaplenig decided to take the big step into self-employment. In June of that year, the young couple welcomed the first guests to Haus Maria. With their small but fine bed & breakfast, they were able to turn their passion – both Heidi and Josef grew up in their parents’ tourism business – into a profession. From the very beginning, they placed great emphasis on personal attention and comprehensive guest service. Soon, Haus Maria was able to welcome many regular guests.
Even after handing over the operations in Bad Kleinkirchheim and Seeboden (Haus Elisabeth), Heidi continues to advise and support the next generation.
With the generational change, comprehensive renovation and modernization measures were carried out:
- Spring 2010: Renovation of the exterior facade and thermal modernization with full insulation and triple-glazed windows
- Autumn 2010: Gutting and complete refurnishing of all guest rooms
- 2012: Asphalt paving of the parking lot and redesign of the rear entrance
- 2013–2017: Step-by-step renovation of all bathrooms
- Autumn 2017: Renovation of the ski room after completion of the guest rooms
- Autumn 2018: Installation of new soundproof fire doors in all rooms
- End of 2019: Renovation of the entire staircase with new flooring and modern lighting
- 2020–2021: Comprehensive redesign of the basement area and new equipment for the breakfast kitchen and buffet
- 2022–2023: Expansion of the front entrance and creation of an additional access from the parking lot via a new rear entrance door
- 2024: Focus on restful sleep: new mattresses, encasings, and bedding in all rooms
- 2025: Redesign of the reception and tiling of the entire ground-floor entrance area
And Haus Maria continues to evolve …
